The Spring District

Bellevue, WA
Client: Wright Runstad & Company

The Spring District is a 36-acre redevelopment site in Bellevue, Washington. Since 2007, JMJ TEAM staff has provided planning, project facilitation, permit coordination and civil design on this BelRed catalyst project. Services include facilitation of various disciplines on the project team; coordination with the City of Bellevue staff and reviewers; engineering of public utilities and site infrastructure; technical documentation; owner representation; land use planning; permitting and construction administration. JMJ TEAM is the point of contact between the developer and the city to drive the project from design through permitting. In addition, JMJ TEAM provides a phased State Environmental Policy Act (SEPA) review for each phase of development, coordinates Master Development Plan submittals with the architect and facilitates civil engineering plans and permits.

 

REI

Bellevue, WA
Client: Wright Runstad & Company

JMJ TEAM is providing facilitation, civil engineering and planning services for the new REI Headquarters in Bellevue, WA. JMJ TEAM staff are facilitating the land use entitlements, right-of-way/easements, civil engineering and permitting process. Construction on the headquarters begins in 2018 with a completion in the spring of 2020.

 

Global Innovation Exchange (Steve Ballmer Building)

Client: Wright Runstad & Company

GIX is a partnership project with University of Washington, Microsoft, and Tsinghua University of China. The project is to construct a 200,000 SF master’s program university with ground-floor retail within the Spring District. JMJ TEAM worked with the project team—including architect, engineers and   developer—to obtain land use approval for the project. JMJ TEAM was the point of contact for design review and construction permits, leading the project through the permitting process. In addition, JMJ TEAM provided the SEPA documentation and Greenhouse Gas Emissions memo for the project and worked with the city planner to coordinate land use approvals.


Washington State Fair AgriPlex Barn & Arena

Puyallup, WA
Client: Washington State Fair

JMJ TEAM worked closely with the fair and architect—TCF Architecture—to provide civil engineering, land use planning and construction administrative services on this new barn, arena, milking parlor, and adjacent parking lot. The civil design included site grading, water, sewer and storm design, and hardscape. Planning elements included SEPA environmental review, city permitting and coordination for city right-of-way vacation and utility easements. JMJ TEAM also provided construction administrative services included RFI’s, product submittals, punch list and site inspections. The project was successfully completed in advance of the fall 2016 fair season.

Washington State Fair AgriPlex  Barn & Arena

 

Small to Tall Dental Office

Olympia, WA
Client: MSGS Architects

JMJ TEAM provided the civil engineering and facilitation for this new dental office in Olympia, Washington. The civil engineering included grading design, utilities, and frontage improvements. JMJ TEAM worked with the architect—MSGS Architects—to provide a stormwater approach that worked with the architects site design. JMJ TEAM provided construction support, facilitated easements, and coordinated with the city on a stormwater maintenance agreement for the site.

 

Washington State Fair Restaurant Building

Puyallup, WA
Client: Washington State Fair

This project involved renovation of the existing restaurant building, which includes multiple food vendors within one building as well as outside concessions. JMJ TEAM collaborated with the fair, architect and contractor to design the civil engineering design. New utility connections included stormwater, sewer and grease interceptor sizing and design. JMJ TEAM also provided grading and detailing of the new concrete plaza around the perimeter of the building. The team also worked with the city reviewers to obtain permitting for the improvements. During construction, JMJ TEAM provided support services, including product submittals, RFIs, as-builts, and coordination between the contractor, city and fair. When unexpected utility lines were discovered during excavation, JMJ TEAM worked with the contractor and fair to remove or cap the lines without delaying the project. The Restaurant Building was completed in time for the 2016 spring fair.

The Spring District Park

Bellevue, WA
Client: Wright Runstad & Company

JMJ TEAM provided civil design and facilitation for this 37,000 SF park in Bellevue, Washington. JMJ TEAM collaborated with the landscape architect and design team to develop a water feature, tree plantings, as well as active and passive spaces with the reuse of on-site materials. JMJ TEAM lead the project through environmental permitting; provided utilities and stormwater design, including the use of bioretention cells for stormwater treatment; and coordinated with city review staff for permit approvals. JMJ TEAM also provided construction administration services, including product submittals, RFI’s and as-built drawings.
